New York, Nov. 3, 2025 — Microsoft has signed a five-year agreement worth $9.7 billion with Australia-based IREN, a company that began as a bitcoin miner and has since repositioned itself as a provider of artificial-intelligence computing capacity. The deal gives Microsoft access to high-performance data center infrastructure and Nvidia graphics processors at IREN’s facility in Childress, Texas.

The transaction makes Microsoft the largest customer of IREN, which now describes itself as a “neocloud” operator focused on workloads tied to generative AI and other compute-intensive applications. By leveraging land, energy contracts and power distribution networks originally assembled for cryptocurrency mining, IREN is offering Microsoft a rapid route to expand its cloud footprint without building greenfield sites from scratch.

Under the terms announced Monday, IREN will dedicate a portion of its Texas campus to Microsoft’s requirements, installing Nvidia chips and related networking gear to support large-scale model training and inference. The capacity is scheduled to come online in phases, with initial racks expected to be operational within the next several months. Financial details beyond the headline figure were not disclosed.

Investors responded swiftly. IREN shares climbed as much as 10 percent during Monday’s session and have gained about 580 percent since the beginning of the year. Mid-day trading on the Nasdaq showed the stock at roughly $66, up more than $5 on heavy volume.

The company also disclosed a separate arrangement with Dell Technologies, committing approximately $5.8 billion to purchase servers, processors and ancillary hardware over an undisclosed period. The Dell procurement is intended to complement the Microsoft contract by ensuring component supply and accelerating rack deployment schedules.

IREN’s strategy highlights an industry-wide shift among bitcoin miners that are repurposing existing infrastructure for artificial-intelligence and high-performance computing workloads. Firms such as Riot Platforms, TeraWulf and Cipher Mining have redirected cash flow and construction budgets toward data center retrofits, helping drive their share prices higher by roughly 100 percent, 160 percent and 360 percent, respectively, since January.

Market analysts note that miners possess large tracts of land, long-term power agreements and cooling systems originally optimized for energy-intensive crypto operations — assets now in demand as cloud providers scramble for capacity. Research from the International Energy Agency shows that data centers are becoming one of the fastest-growing segments of global electricity consumption, intensifying competition for reliable, lower-cost power sources.

Economic pressures have accelerated the pivot. Fluctuating bitcoin prices, a crowded mining landscape and the cryptocurrency’s quadrennial “halving” — which reduces block rewards by 50 percent — have eroded traditional mining margins. Redirecting facilities toward AI workloads offers an alternative revenue stream that is less correlated with digital-asset market cycles and can be locked in through multiyear contracts.

IREN signaled its new direction earlier this year when it suspended further expansion of pure bitcoin mining projects to prioritize cloud and data-center services. The company says the combination of existing electrical interconnects and modular data halls allows it to bring capacity online faster than many greenfield builders, a key advantage given current shortages of AI-ready server space.

Brokerage firm Bernstein maintains an “outperform” rating on IREN with a price target of $75, citing the company’s growing roster of enterprise customers and the potential for valuation multiple expansion as recurring revenue from AI services increases. The brokerage also notes that virtually every U.S.-listed bitcoin miner is now focusing on maximizing the value of its power infrastructure rather than on generating incremental bitcoin output.

For Microsoft, the partnership is part of a broader effort to secure scarce Nvidia GPUs and accelerate the rollout of generative-AI functionality across Azure. The software giant has already announced several multibillion-dollar investments in AI infrastructure this year and continues to add dedicated capacity to support products such as its Copilot suite and OpenAI-based services.

The agreement with IREN ranks among the largest financial commitments between a hyperscale cloud provider and a former cryptocurrency miner, underscoring the rapid convergence of digital-asset infrastructure and mainstream cloud computing. As demand for AI training environments outstrips supply, repurposed mining sites appear poised to become an integral component of the next wave of data center expansion.
